Robert Homes in Ystradgynlais opened our lettings department in 2008 and we are able to offer a service which is both friendly and professional. As a company our aim to have both happy landlords and happy tenants.

Our services include the following:

  • Visit the property to advise you of the likely monthly rental value.
  • Prepare and circulate details of the property to potential tenants registered with us, arrange for a ‘To Let’ board and advertise your property on a range of internet sites and within our showroom.
  • We will carry out accompanied viewings of the property, and obtain a reference on potential tenants.
  • We will prepare the tenancy agreement for the tenant to sign, which we will sign on your behalf, if required.
  • Before the tenant moves in, we will collect and register one month's rent in advance and a deposit that will be lodged in the government backed Deposit Protection Service.
  • We can arrange to carry out an inventory of the property and furnishings if required.
  • We will meet tenant to handover the property together with the keys and take meter readings.

Our managed service includes all the introduction only services, plus the following:

  • Notification of a change of occupant to the relevant utility companies.
  • Collection of rent from the tenant on the due date each month.
  • Payment of the rent to you, less our commission and costs.
  • Provisions of a statement each month, detailing income and expenditure.
  • Supervision of the day-to-day management of the property.
  • Quarterly inspection of the property to ensure that it is being properly maintained.
  • Refer and liaise with reputable trades people as necessary for any repairs and maintenance.
